General Information


Balconies and Patios   Must look respectable. Exterior furniture and plants are acceptable. Using the space as storage or drying rack is prohibited. Electric, gas, pellet, and charcoal grills are prohibited. Outdoor lighting is allowed from Thanksgiving to January 1st.


Bicycle Racks   Located in the garages.  Bicycles may not be stored on balconies, patios, or in hallways. 


Decor   Painting, wall papering, adding shelves, and/or changing the physical structure of the apartment is prohibited. Resident is responsible for restoring apartment to its original condition upon moving.


Fire Alarm, Sprinkler System, and Smoke Detectors   Have a plan established for the quickest and safest exit. There are stairwells centrally located as well as at back of the building. In instance of fire, exit and call 911.


Garages   Garages are for vehicle storage only. Storage of flammable items is prohibited. Garage doors should remain closed if unused. Mechanical work is not permitted in garages. $50.00 fee for replacement or for additional garage door opener. Resident is responsible for all personal items.


Garbage Disposal   May use to dispose of small quantities while rinsing. Avoid putting rice, pasta, bones, coffee grounds, bleach/harsh chemicals, and anything fibrous (i.e. celery, potato skins, corn husks, etc.) down disposal. This will assist in limiting the need for maintenance. 


Key Replacement   $75.00 fee per apartment and building fob; $25/mailbox key.


Landings/Stairs   Keep these areas accessible and clear. No loitering in these areas.


Locks   Place lock change requests with the office staff. All lock changes must be made by management; a fee of $125.00 applies.


Lockouts   Maintenance must be contacted for after office hours lockout for a fee of $75.00.


Maintenance   Report any maintenance requests for your apartment or common areas to the office during business hours or through rushcreekapartments.com at any time on Rent Cafe. For emergency maintenance call (763) 333 9639 option 3. In case of emergency, call 911.

A Work Order request for your apartment is an authorization for maintenance to enter your apartment to make the requested repair.

Maintenance Emergency is defined as follows:

  1. Electrical or gas failure of any nature
  2. Broken or non-working exterior doors, locks, windows
  3. Malfunctioning access underground garage doors that are locked and will not open
  4. No heat (when outside temperature is below 60 degrees)
  5. No air conditioning (when outside temperature is above 85 degrees)
  6. No water
  7. Overflowing toilet (shut off waterline valve behind toilet)
  8. Flooding
  9. Fire (call 911 immediately)
  10. After business hours, emergency service requests can be reported by calling the office. The on-duty service technician will be notified and will respond as quickly as possible.


Notice of Intent to Vacate If you are planning to move, a 60 days notice is required whether you are at your lease end, in the middle of your lease or whether your lease has expired.

In order to move out prior to your lease ending, you must complete at least 6 months of your lease term, pay a buy out fee as well as give a 60 day notice to vacate.

Refer to your lease for additional terms or contact the office for assistance.


Occupancy   Below is the occupancy limit per apartment

       1 Bedroom Apartment   2 Persons
       2 Bedroom Apartment   4 Persons
       3 Bedroom Apartment   6 Persons


Parking Lot   Parking spaces are available to residents who have registered their vehicle and have current tabs. No trailers, campers, boats, storage pods, 18-wheelers, oversized vehicles, and etc. Avoid spaces marked reserved, fire lane, future resident parking, etc. Vehicle must be moved every 72 hours. Management reserves the right to tow at vehicle owners expense.


Pets   If you wish to acquire a pet, please contact the office for additional details and forms needed for approval. Pet restrictions apply. Animal tags will be issued for approved animals. Tags must always be visible.


Quiet Hours   Follow the city ordinances. Quiet hours are from 10:00 p.m. to 8:00 a.m.


Rent Cafe   All residents are required to register. With Rent Cafe, you can view account details, balance information, view property announcements, pay rent, update vehicle and contact information, enter maintenance requests, and view and renew leases. Enter Rent Cafe through the rushcreekapartments.com website or the mobile app Rent Cafe Resident.


Rent Payment   The first of every month your rent payment is due. Make rent payments online at rushcreekapartments.com or by check/money order payable to Rush Creek Apartments (please include building and apartment number). 


Renters Insurance   Management strongly recommends residents purchase renters insurance. Resident is solely responsible for all personal items.


Rugs and Mats   Must remain within your apartment home.


Severe Weather   Follow local severe weather recommendations.


Smoke Free Policy   Smoking is prohibited inside all apartments and building common areas. Smoking is prohibited on the entire property grounds.

Snow Removal   A snow removal company plows when there is a snowfall of two or more inches. Then, returns the next business day, after the snow stops, to clear the parking lot. All vehicles must be removed to make this possible. Management reserves the right to tow at vehicle owners expense. Be on the lookout for notices during snow season.


Soliciting   Prohibited.


Storage Lockers   All personal items are to remain within storage lockers. Any items placed into storage areas should be non-flammable and non-hazardous.


Trash Removal   An adult should dispose of all bagged garbage properly in the dumpsite containers and/or trash chutes. This includes breaking down ALL boxes. Any garbage disposed of improperly will be billed to the resident at a charge of $50.00 per bag/item. Recycling   We support green efforts in recycling. Receptacles are provided for materials such as paper, magazines, boxboard, cardboard (ALL boxes to be completely broken down), plastics labeled with the #1- #7 symbols, and metals (i.e. tin cans, metal lids, aluminum cans, foil, etc.). Review posted signage at recycling locations for further details.


Underground Parking   Make sure to only use the underground parking space assigned to you. Residents should only enter and exit one car at a time per garage door cycle. Garages are for vehicle storage only. Storage of flammable items and mechanical work is prohibited in garages. $50.00 fee for replacement or for additional garage door opener. Resident is responsible for all personal items.


Utility Closets   Using utility closets as storage is prohibited.


Vehicle Identification   Residents are required to register vehicles through Rent Cafe or the leasing office providing vehicle and contact information.  It is residents responsibility to update vehicle and contact information should changes occur. Vehicles are subject to towing for parking illegally at vehicle owners expense.

Visitors   They are welcomed at any time. All visitors are the responsibility of the resident. Any visitor staying longer than 30 days is required to be added to the lease after application is approved.


Amenities

  • Refer to and follow any posted rules or use agreements
  • Use all amenities responsibly
  • Anyone under the age of 18 years old must be accompanied by an adult
  • Residents are responsible for their guests
  • Some areas of the property have camera surveillance


Billiards   Available during the hours of 8:00 a.m. to 10:00 p.m. Contact the office to reserve.


Clubhouse   Located next to outdoor pool.


Clubroom   Contact the office to reserve. It can be reserved during the hours of 8:00 a.m. to 12:00 a.m. Any gatherings must be contained to the room with the doors closed. Guests are the responsibility of the resident.


Fitness Center   Available for use by any adult who assumes all responsibility. For accommodation, please contact management.  Return equipment to proper state. Any equipment that needs attention should be reported to the office. Refer to and follow any posted rules.

Fitness Center is available 24 hours a day.

   

Outdoor Grills   Available for adult residents use. Make sure it is turned off and cleaned after each use. Contact the office to reserve for a private event.


Package Kiosk   Located in the Clubhouse Entry. All residents wishing to receive packages are required to register with Luxer One. Management will not accept and assumes no responsibility for packages.


Ponds   For viewing pleasure only. Refrain from climbing, throwing rocks, and playing in/around pond.


Pool Area  This area is for residents only and up to two guests. Adult residents must be present with guests. Anyone under the age of 18 is to be accompanied by an adult. For accommodation, please contact management. No pets allowed in pool.  No lifeguard on duty.  . Appropriate swimwear required. No nudity allowed.Refer to and follow any posted rules

                    Outdoor pool hours are 8 am 10 pm


Walking Trail   Surrounding area of community. Residents and pets are welcomed to use paths. Maintained on a seasonal basis. Pet waste is to be picked up immediately.
